Understanding the Home Building Journey

 

One of the certainties in life is a sense of uneasiness and mixed emotions that comes with starting something new.  It’s only natural!  On top of that, the bigger the change the greater the potential for uneasiness.  So, in that context the idea of buying land, building a new home, and ultimately commiting to a transaction in the hundreds of thousands probably fits the ‘big and new’ category!

 

Understanding the home building process, being clear on how the builder will approach the project, and how it will pan out is a surefire way to calming those nerves and making the process a lot more enjoyable.  Making the home building process easier is a key part of the Highfields Builder service standards, so in today’s blog where going to talk about the home building journey and what to expect. 

 

Building a new home is a very structured process and good open communication between the owner and the builder is very important to understanding the many steps that bring the dream to reality.

 

Let’s break down the process a little more.

 

  1.   1. Ask the builder about their planning process, how they will keep you advised of progress, and especially the costs involved in building the home.  Quality construction outcomes flow from well planned and organised systems, quality control checklists, and consistency in building standards from site preparation to completion. 

 

  1. If you need finance to complete the project then it’s important to know your borrowing capacity based on income, deposit, and other factors before starting to plan the style, features, and size of the home.  There is no use planning a $500,000 home when your borrowing capacity is only $350,000! 

 

  1. Government Incentives – First Home Buyers may be eligible for a range of incentives and fee discounts when purchasing vacant land and constructing a home. (Eligibility criteria applies.)  Exploring these incentives on the Qld Government site is highly recommended and may save you thousands!

 

  1. After one or more initial meetings the builder will prepare a formal quotation outlining the costs to complete the building project from all the information gathered.  This is the time to ask plenty of questions and ensure you’re comfortable with the cost and the outcome you’ll get.  The Highfields Builder team looks at all design options before advising cost estimates and strategies to keep the overall pricing in check without compromising design or quality.  It’s the Highfields Builder way! 

 

  1. The builder will prepare a contract after you’ve accepted their quote that includes plans, specifications, inclusions, exclusions, timeframes and other important information.
