Step by Step Home Building Guide

 

Building a home is often described as a time of mixed emotion, and whether the decision stems from a desire for a better home, a nicer location, or a growing family, it can be a time of great excitement and nervous anticipation. So, to achieve a great outcome it’s important to follow a few key steps, and in today’s blog we’re going to explore them a bit further with the Director of Highfields Builder Pty Ltd Scott Hartshorn

 

According to Scott building a new home is a structured process and doesn’t just fall into place with one or two meetings between the customer and the builder. It’s very important the homeowner is able to engage and communicate effortlessly with the builder and their team, to understand the many steps in bringing their dream to reality. That’s why selecting the right builder is so important to a successful outcome.

 

 

  1. Right from the first conversation it’s important to speak with the builder and get a good understanding of the home building process, and the steps they will take to complete a quality project. Be wary of slick performers and salespeople that disappear as soon as you sign a contract, leaving you bewildered at who to deal with at each critical step. At Highfields Builder you remain engaged with Scott and Bonni from the first phone call to the handover!
  2. Ask about the construction planning process, the builders communication strategy (we’re sure you want to be kept informed every step of the way!), and the costs involved in building a home.
     
  3. At this point it’s important to bring finance into the conversation. If a customer needs finance to complete the project then it’s important to know borrowing capacity based on their financial position, available deposit, and other factors before starting to plan the style and size of the home. There is no use planning to build a home costing $350,000 when borrowing capacity is only $300,000! Scott Hartshorn recommends speaking with a finance professional as early as possible to explore borrowing capacity and the available finance options.
     
  4. Government Incentives – First Home Buyers may be eligible for a range of incentives and fee discounts when purchasing vacant land and constructing a home. (Eligibility criteria applies.) Exploring these incentives is highly recommended and may save thousands!
     
  5. At the time of making contact with a builder the homeowner may have already purchased vacant land or be planning to do so. Highfields Builder construct homes on customers land and also offer a range of land options to purchase.
     
  6. After the initial meetings the builder will prepare a formal quotation outlining in broad terms the costs to complete the building project from all the information gathered. After accepting the quotation, the builder will prepare a contract that includes plans, specifications, inclusions, exclusions, timeframes and other important information relating to the project.
     
  7. Signing the contract triggers the next phase in the building process and a range of steps need to be completed. Scott and Bonni personally guide the construction process giving you peace of mind. We’ve summarised the key steps in the following graphic.

 

The home building market is crowded with a sea of building company’s all seeming to offer a similar product and service. However, you need to look closely at the knowledge and experience of the builder and the quality of the product and service they provide from start to finish.
