Earthworks and Construction Costs

Understanding the impact of earthworks on construction costs.

 

Building a home is a time of great excitement with a good ‘splash’ of nervous anticipation as there are so many things to think about and decisions to be made.  In a recent blog we explored the key steps in building a home with our Director, Scott Hartshorn.  One the areas that often elicits the most questions from customers are earthworks and their impact on construction costs. 

 

Scott and the team welcome these conversations as it’s important to get a good understanding of the home building process and the issues that can impact on the overall price.

 

We’ve previously summarised the key steps in a graphic and have reproduced it again for your information.

 

 

Step 1

 

Is all about finalising the look, design, features and cost of the project.  Discussions on earthworks relate to any land clearing, site preparation (cutting and filling if needed) and other work for laying the foundations of the home.  At this point builders are not able to precisely determine the final earthworks costs for any project.  Soil tests, preliminary works and preparation are yet to occur so the final engineering requirements for the site are still unknown.  As such, builders will provide an allowance for earthworks and site preparation in the formal quotation, with the final costs to be determined once a contract is signed and all the engineering investigations and tests are completed.  Put simply, it’s not possible to determine what’s hidden under the ground until this work is undertaken. 

 

Once a contract is signed and the building work commences, the builders and engineers will undertake a range of preliminary works and tests to determine the earthworks and preparation needed.  Variations to the project cost may or may occur at this point and it’s important for homeowners to be prepared.

 

Highfields Builder welcomes conversations around earthworks and strategies to minimise any cost variations.  Landowners on a fixed budget or liking greater certainty around costs may wish to commission a soil test, or other investigations prior to quoting, to ensure far greater accuracy in the earthworks allowance.  Highfields Builder will assist customers in arranging any preliminary tests before finalising building quotations.
