How to Capture the Best Breezes and Airflow in Your New Home

 

Location – Location – Location!  When people talk about building in different suburbs and towns location is often mentioned.  As well as finding a great area to put down your roots it’s important to keep on eye on ‘re-sale considerations’.  The right suburb may pay dividends in terms of a future sale price.

 

But what about the location or positioning of your home on the block?  Where you position a home can have wide-ranging ramifications in terms of cost, livability, and visual presentation. 

 

So, let’s spend a bit of time to flesh out some of these considerations.   

 

v Position on the block – The position of a house on the block impacts its visual appeal, the cost of accessing services, the structural shape of the house, and importantly airflow.  Depending on the ‘feel’ you’re trying to achieve positioning the house at the front, rear, or towards one of the other boundaries will impact on its street appeal when considered with any landscaping plans.  Giving some thought to the landscape design before construction will help achieve the right look and reduce costs.  The position may also impact on cost through additional fencing, or larger/longer retaining walls, or even require a more expansive driveway.

 

v Structural Shape – You wouldn’t expect the position of the home on a square flat block to impact its shape to a great extent, however, on steep or odd-shaped blocks the answer isn’t as straight forward.  Taking into account retaining walls, land slope, topography, and the associated engineering requirements, you might need to alter the shape and structural engineering requirements.  It’s one area that you’ll need to discuss at length with the builder. 

 

v Airflow – The pivot direction of the house, wall angles, and even the positioning of doors and windows will impact on airflow through the house.  Airflow and its impact on design are important in modern eco-friendly homes.  The pivot direction (angle the house sits on the block) and internal wall angles help direct, facilitate, or impede airflow.  Wind doesn’t easily flow around corners or through small gaps and passages, so fewer angles and straighter lines significantly improve airflow and natural breeze through a house.  We’ve all visited the homes of friends and commented that ‘it’s a cool home’ or ‘a hot home’.  In many cases, it’s related to airflow.  Better airflow means greater energy efficiency and reduced reliance on air conditioning and other energy-consuming options.

 

  1. Land Features – Positioning the home closer to natural barriers, (hills) fences, walls, or large trees will impact on the cost of accessing services if cables and pipes need to extend further from the footpath.
